There are many issues within Canada but, these are the main ones. The Housing Market situation is getting worse with the prices going up, many people can not afford these houses. With these issues resolved Canada will become much better. Clear Cut Logging allows us to cut down tons of trees in one area and reseed it. However, this creates a problem for humans since it releases tons of carbon emissions and will create a bad environment for kids. Urban Sprawl makes it so that low density places become high density but creates many deficits can can impact youth and local businesses. The issue is getting worse and needs to be fixed. WHERE IS IT HAPPENING AND WHY THERE? The Housing Market is everywhere but the issue about it is the increase of prices and how people can't afford them. The CMAs of Canada are the main culprits for this, for example, Toronto has an average of around one million dollars to buy a detached home downtown. It's happening because the prices are increasing faster than wages. Making it so that, people are just not able to pay the one million dollars for a detached home. Another reason for this, is that the mortgage banks are making it so that they can create money by inputting numbers in their database instead of getting the money from savers to improve their profit output. Most people's jobs are in Toronto and they need to move further away so that they can have a place to stay. The housing market may crash quicker than most anticipated because of how rapid the prices are rising, then everyone would be losing out on money. This is why people need to start working on a way to fix it. WHO ARE THE MAJOR STAKEHOLDERS INVOLVED AND WHAT'S THEIR STANCE ON THE ISSUE? There are four main stakeholders involved in this, the buyers, the sellers, the realtors. The buyers are not able to buy homes, which is a huge problem for them since they need a place to stay. Even if they are able to afford the home it would be small and would need some work done. That would make pockets empty with no cash for people to spend on the important things in life like food and water. Without the buyers the sellers are in even more trouble. With the decline of buyers and more people leaning towards the condo and apartment life, the sellers have no where to go to. If they are selling the house to be able to move into another home than the house would have to be sold by the time they are supposed to move in or else, they'd be paying for two mortgages. The average time to sell a detached house within Toronto that needs approximately $100,000-$200,000 of work on it takes about "1-2 months" said by Neshan Gunaratnam from Relmax Ace Realty Inc. On the topic of of realtors, they are a major stakeholder since they are the ones selling the homes. If they don't sell the homes they get no commission. Also, if more and more people are trying to sell their homes but there's no buyers the realtors lose out on even more money since they are putting up the ads and posting posters with their own money to get the home sold. These three stakeholders need the market to change so that they are able to not worry about the market crash. WITH WHICH POINT OF VIEW OF THE STAKEHOLDERS ARE YOU MOST SYMPATHETIC TO? WHY? The stakeholder that I feel the most sympathetic to are the buyers. I feel that way because of they have no positives for the market being expensive. The sellers are going to sell their homes eventually for a high price. They have a place that they can call their own. The realtors are going to be able to get their commissions making them able to make their payments on time. However, the buyer doesn't have many options they either have to buy a good home that is a 3-hour drive away from where they work or pay so much to live in a low quality home near their work.
